Sea Cliff on the Greens,Huntington Beach, California

Planning, entitling, and developing an exclusive, high-end, gated master planned community on property bordering the environmentally-sensitive Bolsa Chica estuary, in close proximity to the Pacific Ocean, and integrating it within and actively producing oil field was a major challenge. Elegant single family attached and detached homes were situated within individual enclaves, each having their own personality of amenities and architectural treatment. Collectively, the land plan developed by Rutter created a unique sense of identity for each product area while also maintaining a fabric of cohesiveness among all neighbors. This community of homes numbering 680 residences with four different housing product types has earned iconic status among homes in the coastal community of Huntington Beach.
